Why list with Agency 8

  • Priced on recorded sales

We set the price from what has actually sold nearby, registered with the Dubai Land Department, and from what is advertised today. You see the sales we used.

  • One accountable advisor

One Agency 8 advisor represents you. The same person conducts the viewings and negotiates the offers.

  • Photography and video

Professional photography and video, arranged by us before the property is advertised.

  • Every major portal, with its permit

Advertised on Property Finder, Bayut and Dubizzle and on our own channels, with the Trakheesi permit number on every listing.

  • NOC and transfer, handled

We manage the NOC with the developer and the transfer at the Dubai Land Department, where you receive the manager’s cheque.

  • Tenants placed, Ejari registered

For landlords: tenant placement, the tenancy agreement, Ejari registration and a strategy for the renewal.

How it works

One advisor runs every step, from the valuation to the keys.

12 steps

Step 1. Appoint an Agency 8 advisor to represent you

Step 2. Valuation

We set a realistic price from what has actually sold nearby, and what is currently being advertised.

Step 3. Paperwork

Title deed, affection plan, passport, service charge receipts, DEWA and cooling bills, and the tenancy agreement if the property is let.

Step 4. Consider exclusivity

Step 5. Professional photography and video

Step 6. The property is advertised, with its Trakheesi permit number, across the portals and our own channels

Step 7. Viewings, conducted by your advisor

Step 8. Offers received and negotiated

Step 9. Offer agreed

Step 10. If there is a mortgage, apply for the liability letter; the buyer's bank settles it and the clearance certificate is issued

Step 11. NOC application with the developer

Step 12. Transfer of ownership at the Dubai Land Department, where you receive the manager's cheque as the title deed passes to the buyer

Questions owners ask

Anything else, ask us on WhatsApp.

What does it cost to list with Agency 8?

Our fee and terms are set out in writing in the listing agreement before you instruct us, so you see them before anything is advertised. Fees charged by the Dubai Land Department or the developer, such as the NOC fee, are theirs, not ours.

Is a permit needed before my property is advertised?

Yes. Every property we advertise carries a Trakheesi permit number issued by the Dubai Land Department. We apply for it after you sign the Form A listing agreement, and nothing is advertised before it is issued.

How do you decide the listing price?

From recorded transactions: the sales registered with the Dubai Land Department in your building and its neighbours, read alongside what is advertised today. The valuation names the sales it used. It is an opinion of listing price, not a formal appraisal.

Can I list a property that is tenanted?

Yes. Tell us in the form and have the tenancy contract ready; it is one of the documents a sale needs. Your advisor will talk you through how the tenancy affects viewings and timing.

What happens after I send the form?

The specialist for your community contacts you the way you asked, talks through the property and the price, and sends the terms in writing. Nothing is advertised until you have signed the listing agreement and the permit is issued.
