The community

Dubai Marina is a waterfront district of residential towers built around a man-made canal. Emaar Properties is the master developer and lists Dubai Marina among its freehold master-planned communities. Emaar describes the canal as 3.5 kilometres long, with two points of access to the sea.

Emaar Community Management counts more than 200 residential towers in the district. Emaar planned the district and built some of them. Many others were built by other developers, at different times. Most homes are apartments, from studios to penthouses.

Jumeirah Beach Residence (JBR) sits between the Marina and the sea. Visit Dubai describes it as the Marina's gateway to the beach.

Who it suits

  • People who want to walk: to the promenade, to the beach at JBR, to Dubai Marina Mall and to the tram.
  • Single professionals and couples, in studios and one- and two-bedroom apartments.
  • Families who want a larger apartment in a tower with a pool and a play area, and who are content with a tower rather than a garden.
  • Buyers who plan to let. Dubai Internet City is two stops from Sobha Realty on the Red Line, and the tram runs to Media City.

Living here

Dubai Marina Walk, the promenade, follows the water, with cafés, shops and restaurants along it. Dubai Marina Mall sits in the middle of the district, with Pier 7 beside it. The Walk at JBR and the public beach are on the sea side.

Most towers have their own pool and gym. Emaar Community Management lists pools, gyms, meeting rooms and business centres among the amenities in its sub-communities. What a particular building offers varies, so check the one you are looking at.

The promenade and JBR are busy in the evenings and at weekends. If you work from home or sleep early, view the flat at those hours.

Agency 8 Real Estate works from Office 301, Extreme Waterfront Offices, in the Marina.

Getting around

  • Metro. Two Red Line stations serve the district: Sobha Realty and DMCC.
  • Tram. The Dubai Tram stops at Dubai Marina Mall, Dubai Marina and Marina Towers, at Jumeirah Beach Residence 1 and 2, and at Jumeirah Lakes Towers. It links the Metro with the Palm Monorail, whose Palm Gateway station can be reached from the tram.
  • Road. Emaar gives Sheikh Zayed Road as the driving route into the district.
  • Drive times. Journeys to Downtown Dubai and the airports vary widely with the hour. Drive the route at the time you would travel before you commit.

Before you buy or rent

  1. The building, not the district. Ask for the building's developer, its completion year and the owners' association's approved service charge per square foot. Compare two or three buildings side by side.
  2. Cooling. Ask whether cooling is included in the service charge or billed separately by a district cooling provider. The answer changes the monthly cost of the same flat.
  3. Parking. Confirm whether the unit has an allocated space, and how many.
  4. The view. Ask what is planned for any plot in front of the view before you pay for the view.
  5. Buying. The listing should carry a Trakheesi permit number. Ask for the title deed and check it with the Dubai Land Department.
  6. Renting. Register the tenancy contract with Ejari. Check any increase at renewal against the Dubai Land Department's rental index.

What to watch

  • Age and upkeep. The towers were completed over many years. Ask for the maintenance history and any planned major works, such as lifts, façade or cooling, before you buy.
  • Short-term letting. Not every building permits holiday homes, and holiday-home letting in Dubai needs a permit from the Department of Economy and Tourism. Check both before you plan on it.
  • Peak hours. The approach roads and Sheikh Zayed Road are slow at rush hour. Time the commute before you sign.
