Property services in Dubai
Buying, selling, letting and off-plan advice, with company setup, visas and banking alongside.
Nine services, one standard
How it worksInvestment advisory
Portfolio strategy, yield and exit modelling, and an independent view on whether a given asset earns its place. Written recommendations, not verbal encouragement.
Secondary market acquisition
Sourcing, valuation against recorded comparables, negotiation and the full transfer process through the Dubai Land Department.
Off-plan placement
Access across developers, with payment-plan and handover analysis, and a candid read on pipeline risk in the community concerned.
Disposal and resale
Pricing from recorded transactions rather than asking prices, professional marketing, and management of the NOC and transfer.
Leasing and tenancy
Landlord representation, tenant placement, Ejari registration and renewal strategy.
Commercial real estate
Office, retail and investment stock, advised on covenant strength and lease terms as well as price.
Golden Visa advisory
Eligibility, structuring and the application route, handled alongside the acquisition rather than after it.
Corporate services and business setup
Company formation, licensing and banking introductions for investors establishing a presence in the UAE.
Cross-border tax advisory
How a Dubai yield is actually taxed where you are resident, modelled before you buy. We work alongside your own accountant in the UK, Europe or Australia rather than in place of them, and we put the after-tax number in writing.
Fees
Our fees, with government and developer charges named separately.
- Buying2%of the purchase price
The buyer agency fee. The 4% Dubai Land Department transfer fee is paid to the DLD, not to us, with NOC and trustee fees where they apply.
- Renting5%of the annual rent, or AED 5,000 + VAT, whichever is greater
The tenant brokerage fee, paid when the tenancy contract is signed. The security deposit is separate and refundable.
- Selling or lettingIn writingbefore you instruct us
Owner terms are set out in the listing agreement you sign, so you see them before anything is advertised.
Fees are confirmed in writing before you commit. VAT applies at the UAE rate where stated. Not financial advice.
How it works
Buying, selling, letting or renting: every step in order, with the fees stated.
Arrange your finances.
Confirm mortgage eligibility before signing anything or placing a deposit.
Know the fees.
The advertised price excludes the 4% DLD transfer fee and the 2% agency fee, both payable by the buyer, plus NOC and trustee fees where they apply.
Decide on location.
We will give you the recorded transaction history for any community you are considering.
Research the price.
We price from recorded sales in your preferred area, not from asking prices.
Set your priorities.
View, size, layout, aspect and handover date rarely all survive one budget.
Speak to the Agency 8 advisor for that market.

Offer agreed.
You provide a passport copy and a 10% booking deposit, held by the brokerage.

What would we list it at?
We look at the recent registered sales in your building before we quote a price, so the number is grounded rather than flattering.
- The number comes from the register. Before we quote, we look at the sales registered in your building and its neighbours. The valuation names them.
- One specialist. The agent who answers for your community handles the listing. Their name and WhatsApp are on the community page.
- A report every week. Enquiries, viewings and offers, Saturday to Friday, in writing.
- Reductions with consent. If the market says the price is wrong, we show you the evidence and ask. We do not reduce quietly.
Photography, the Trakheesi permit and the portal listings are arranged by us. A valuation is an opinion of listing price, not a formal appraisal.

Agency 8 Corporate Services
Agency 8 Corporate Services is the sister company. It arranges the parts of a move that are not property: business setup on the mainland, in a free zone or offshore; residence visas, including the property-linked routes; tax-exit planning for those leaving the UK; and corporate banking. The same team, the same office, one conversation.
Not financial, tax or immigration advice.
Business setup
Mainland, free zone or offshore: licence types, the office requirement, the timeline, and the incorporation run with the authority.
Visas
The Golden Visa property route: a property valued at AED 2,000,000 or more, 10-year permit. Source: GDRFA Dubai, checked 25 September 2026. Not immigration advice.
Tax exit
We prepare the facts and the timeline; your UK accountant or a licensed adviser gives the advice.
Corporate banking
We prepare the file the bank asks for and sit with you at the appointment.
