The community

Downtown Dubai is the district around Burj Khalifa, Dubai Mall and Dubai Opera. Emaar Properties is the master developer and lists Downtown Dubai among its freehold master-planned communities. Emaar describes it as its flagship development, spanning two square kilometres between Sheikh Zayed Road and Financial Centre Road.

Emaar Community Management names its neighbourhoods as the Opera District, Burj Plaza and Sheikh Mohammed bin Rashid Boulevard. The Dubai Fountain sits on Burj Lake at the centre.

Most homes are apartments in high-rise towers, from studios to penthouses. Emaar also lists townhouses, and hotel-branded residences such as Address Residences.

Business Bay is next door. DIFC is one stop away on the Red Line.

Who it suits

  • People who want to live in the centre of the city, close to DIFC and the Sheikh Zayed Road offices.
  • Single professionals and couples, in studios and one- and two-bedroom apartments.
  • Families who want a larger apartment with the mall, the park areas and the Boulevard on foot, and who are content without a garden.
  • Buyers who plan to let, on a long lease or as a holiday home. Holiday-home letting needs a permit (see What to watch).

Living here

Dubai Mall is the district's shopping, supermarket and cinema centre. Dubai Opera, the Fountain and the Boulevard are all inside the district. Abras cross Burj Lake during the Fountain shows.

Emaar Community Management describes open green spaces, lakes and public art along the walkways, and events and festivals held through the year. Those events are part of the district's life. They also bring crowds and road closures on the biggest nights.

Getting around

  • Metro. Burj Khalifa / Dubai Mall station on the Red Line serves the district, and Emaar notes a feeder bus from the station. The next stop is Business Bay. The stop before is Financial Centre, for DIFC.
  • Road. Sheikh Zayed Road runs along one side of the district and Financial Centre Road along the other.
  • Drive times. Journeys to the airports and the coast vary widely with the hour. Drive the route at the time you would travel before you commit.

Before you buy or rent

  1. The view. Views of Burj Khalifa, the Fountain or the Boulevard change what a flat is worth. Ask what is planned on any plot in front of a view before you pay for it.
  2. Service charge. Ask for the owners' association's approved budget and the charge per square foot. Branded and serviced buildings include extra services, so ask what the charge covers.
  3. Cooling. Ask whether cooling is included in the service charge or billed separately by a district cooling provider.
  4. Parking and access. Confirm the allocated spaces, and ask how residents reach the building on event nights such as New Year's Eve.
  5. Buying. The listing should carry a Trakheesi permit number. Ask for the title deed and check it with the Dubai Land Department.
  6. Renting. Register the tenancy contract with Ejari. Check any increase at renewal against the Dubai Land Department's rental index.

What to watch

  • Crowds and noise. The mall, the Fountain shows and the Boulevard draw visitors every evening. If you want quiet, view the flat in the evening.
  • Building age. The district was built in phases. Ask for the building's completion year, maintenance history and any planned major works.
  • New launches. Emaar is still launching towers in the district. A view that is open today may not stay open.
  • Short-term letting. Holiday-home letting in Dubai needs a permit from the Department of Economy and Tourism, and not every building permits it. Check both before you plan on it.
