The community

Dubai Hills Estate is a master-planned community of villas, townhouses and apartments, developed by Emaar Properties as a joint venture with Meraas. Emaar lists it among its freehold master-planned communities.

Emaar describes the estate as a 2,700-acre development within Mohammed Bin Rashid City, between Downtown Dubai and Dubai Marina, with Al Khail Road along its edge. At its centre are Dubai Hills Golf Club, an 18-hole championship course, and Dubai Hills Park. Dubai Hills Mall is inside the estate.

The estate is made up of many separate projects, launched and completed at different times. Emaar's own listing names many of them.

Who it suits

  • Families who want a villa or townhouse with a garden, and parks, schools and nurseries inside the community.
  • Golfers, and buyers who want a home facing the course.
  • Apartment buyers and tenants who would rather have a park and a mall on foot than a beach.
  • People who drive. There is no Dubai Metro station in the estate.
  • Buyers who plan to let, on a long lease or as a holiday home. Holiday-home letting needs a permit (see What to watch).

Living here

The estate is laid out around green space. Emaar Community Management lists a central park with basketball and volleyball pitches, children's play areas, a skate park, and walking and cycling trails. Emaar describes a dedicated bicycle route through the community.

Dubai Hills Mall is the main shopping centre, and smaller retail strips serve the neighbourhoods. Emaar lists a cinema and an adventure park among the estate's attractions, and schools and nurseries inside the estate. Among the healthcare facilities it lists in or near the estate is King's College Hospital London – Dubai, open 24 hours.

Emaar Community Management describes community events through the year.

Getting around

  • By car. Emaar gives indicative drive times of approximately 15 minutes to Downtown Dubai and to Dubai Marina, approximately 20 minutes to Dubai International Airport and approximately 30 minutes to Al Maktoum International Airport. Read them as approximate minutes by car outside peak hours, and drive the route at rush hour before you rely on them.
  • Road. Al Khail Road runs along the estate's edge.
  • Metro. The RTA's current station list has no Dubai Metro station in the estate. Plan on a car.

Before you buy or rent

  1. The project, not the estate. Each project has its own developer phase, handover year, owners' association and service charge. Compare two or three side by side.
  2. Ready or off-plan. If the home is off-plan, check the project's registration and escrow account with the Dubai Land Department, and read the payment plan milestones against the construction stage.
  3. Villa plots. For villas and townhouses, confirm the plot size on the title deed, and ask to see approvals for any extension or pool.
  4. The view. Golf and park views change what a home is worth. Ask what is planned on any plot in front of a view before you pay for it.
  5. School places. A school inside the estate may not have a place for your child. Ask the school about availability for your children's year groups before you commit.
  6. Buying and renting. The listing should carry a Trakheesi permit number, and the title deed can be checked with the Dubai Land Department. Tenants should register the contract with Ejari and check any renewal increase against the Dubai Land Department's rental index.

What to watch

  • Construction. Projects in the estate were launched in phases. Ask what is under construction near the home you are considering, and when it is due to finish.
  • Commute. Without a metro station, the daily journey depends on Al Khail Road and the roads around it. Time it at the hour you would travel.
  • Short-term letting. Holiday-home letting in Dubai needs a permit from the Department of Economy and Tourism, and not every building permits it. Check both before you plan on it.
