District One is a residential district in Mohammed Bin Rashid City, developed by Meydan Sobha, a joint venture of Meydan Group and Sobha Realty. It sits between Meydan One and Al Quoz, a short drive south of Downtown Dubai.

The heart of the community is a series of contemporary villas and larger mansions, set along a crystal lagoon with man-made beaches and extensive parkland. Newer phases add apartment buildings and lagoon-facing residences, some still under development. Cycling and running tracks loop through the green spaces.

District One tends to suit families who want a large detached house with a garden, and buyers who value open space and water views close to the city. Access is via Al Khail Road and Al Meydan Road, with Sheikh Zayed Road and Business Bay a short drive away.
