The community

Business Bay is a district of high-rise towers on the landward side of Sheikh Zayed Road, next door to Downtown Dubai. The Dubai Water Canal runs through it. Offices, hotels and apartment buildings stand side by side.

Dubai Holding lists Business Bay among the destinations of Dubai Properties, its real estate developer. Dubai Properties built and manages some of the district's residential buildings, including Bellevue Towers and Marasi Business Bay. Many other towers were built by other developers.

Visit Dubai describes Business Bay as one of the city's newest neighbourhoods, and still growing.

Who it suits

  • People who work in Business Bay, Downtown Dubai or DIFC. Business Bay station is two stops from Financial Centre on the Red Line.
  • Single professionals and couples, in studios and one- and two-bedroom apartments.
  • People who want the canal, the hotels and Downtown Dubai close by, and who are content with a tower rather than a garden.
  • Buyers who plan to let, on a long lease or as a holiday home. Holiday-home letting needs a permit (see What to watch).

Living here

The canal is the district's open space. Dubai Properties describes a promenade and marinas along it at Marasi Business Bay.

The district has hotels, and rooftop restaurants and lounges. Visit Dubai names Al Habtoor City, a mixed-use development on the canal and home to the La Perle show, and buildings such as The Opus, designed by Zaha Hadid for Omniyat, and O-14.

Offices, hotels and homes share the streets, so the district's rhythm changes through the day and the week. Visit at the hours you would be at home.

Getting around

  • Metro. Business Bay station is on the Red Line. The next stop towards the city centre is Burj Khalifa / Dubai Mall.
  • Road. Sheikh Zayed Road runs along the district's edge.
  • On foot. Downtown Dubai is next door.
  • Drive times. Journeys to the airports and the coast vary widely with the hour. Drive the route at the time you would travel before you commit.

Before you buy or rent

  1. The building, not the district. Towers here differ in developer, age and upkeep. Ask for the developer, the completion year and the owners' association's approved service charge per square foot.
  2. Registered use. Units in Business Bay may be registered as residential apartments, hotel apartments or offices. Confirm the unit's registered use with the Dubai Land Department records. It decides how you can live in the unit and how you can let it.
  3. Cooling. Ask whether cooling is included in the service charge or billed separately by a district cooling provider.
  4. Parking. Confirm whether the unit has an allocated space, and how many.
  5. Off-plan. If the home is off-plan, check the project's registration and escrow account with the Dubai Land Department, and read the payment plan milestones against the construction stage.
  6. Buying and renting. The listing should carry a Trakheesi permit number, and the title deed can be checked with the Dubai Land Department. Tenants should register the contract with Ejari and check any renewal increase against the Dubai Land Department's rental index.

What to watch

  • Building work. The district is still growing. Ask what is being built next to the tower you are considering, and when it is due to finish. An open view today may not stay open.
  • Peak hours. Sheikh Zayed Road and the roads into the district can be slow at rush hour. Time the commute before you sign.
  • Short-term letting. Holiday-home letting in Dubai needs a permit from the Department of Economy and Tourism, and not every building permits it. Check both before you plan on it.
