Renting in Dubai

From the budget to the Ejari, in order.

Speak to an advisor
  1. Decide your budget and include the costs around it.

The advertised figure is the annual rent only, and excludes the deposit, agency fee, moving costs and utility deposits.

  2. Search and shortlist.

  3. Contact the Agency 8 advisor for that community.

  4. Book a viewing.

  5. Make an offer.

Cheque count, price and move-in date all affect its strength; rent is usually lower on one or two cheques.

  6. Reserve the property with a refundable security deposit — 5% unfurnished, 10% furnished.

  7. Your advisor takes a copy of your passport and both sides of your Emirates ID and visa.

A company tenancy needs a valid trade licence and the owner's passport copy.

  8. Review the draft tenancy agreement.

  9. Sign the tenancy contract.

  10. Pay the brokerage fee — 5% of the annual rent or AED 5,000 plus VAT, whichever is greater.

  11. Hand over the rental cheques; the landlord signs and collects them.

  12. You receive your copy of the signed agreement.

  13. Register your Ejari online.

  14. Move in.

Connect DEWA and du or Etisalat, and in some buildings the cooling account.
