The community

Jumeirah Village Circle, known as JVC, is a residential community laid out in a circular pattern. Nakheel, a member of Dubai Holding, is the master developer. Nakheel built villas, the parks and Circle Mall in the community.

Most apartment buildings in JVC were built by other developers, on plots within the community. In April 2021 Nakheel counted more than 440 commercial, residential and hotel developments by other investors in JVC, either complete or under construction.

The result is a community with one master plan and many builders. That shapes almost every check below.

Who it suits

  • Families who want a villa or townhouse, with parks, sports fields, schools and mosques inside the community.
  • Apartment buyers and tenants who are happy to choose building by building.
  • People who drive. There is no Dubai Metro station in JVC.
  • Buyers who plan to let, on a long lease or as a holiday home. Holiday-home letting needs a permit (see What to watch).

Living here

Nakheel describes sports fields, schools and mosques set among the community's parks.

Circle Mall, opened by Nakheel in April 2021 just off Hessa Street, is the community's shopping centre. Nakheel lists supermarkets among its first tenants.

Nakheel describes JVC as pet-friendly. Each building's owners' association sets its own rules on pets, so check the building before you move.

Getting around

  • Road. Nakheel lists three access roads: Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street.
  • Metro. The RTA's current station list has no Dubai Metro station in JVC. Plan on a car.
  • Drive times. Journeys to Dubai Marina, Downtown Dubai and the airports vary widely with the hour. Drive the route at the time you would travel before you commit.

Before you buy or rent

  1. The developer of the building. In JVC the building matters more than the address. Ask who built it, when it was completed and who manages it. Walk the common areas, the car park and the roof.
  2. Service charge. Ask for the owners' association's approved budget and the charge per square foot. Compare two or three buildings side by side.
  3. Off-plan. If the home is off-plan, check the project's registration and escrow account with the Dubai Land Department, and read the payment plan milestones against the construction stage.
  4. The plot next door. Ask what is planned or under construction on the neighbouring plots before you pay for a view or a quiet street.
  5. Parking. Confirm whether the unit has an allocated space, and how many.
  6. Buying and renting. The listing should carry a Trakheesi permit number, and the title deed can be checked with the Dubai Land Department. Tenants should register the contract with Ejari and check any renewal increase against the Dubai Land Department's rental index.

What to watch

  • Building work. With many developers building on their own plots, a neighbouring plot can become a building site. Ask whether one is planned or active near the home, and when it is due to finish.
  • Build quality varies. Buildings by different developers differ in finish and upkeep. Judge the building you are buying, not the community's name.
  • Peak hours. The roads out of JVC can be slow at rush hour. Time the commute before you sign.
  • Short-term letting. Holiday-home letting in Dubai needs a permit from the Department of Economy and Tourism, and not every building permits it. Check both before you plan on it.
