The Villa is a residential community in Dubailand developed by Dubai Properties together with Al Mazaya Holding. Set on the edge of the desert in the south-east of the city, it is laid out as a series of villages, including Ponderosa, Hacienda, The Aldea and The Centro, each with its own architectural theme.

Properties are large detached villas in a Spanish courtyard style, some built by the developers and others built individually on private plots. The Centro holds the main shops and community facilities, and residents also have a nursery, play areas, a pool, a tennis academy and nearby riding stables.

The Villa tends to suit families who want a big house and garden in a quieter, low-density setting. Access is via Emirates Road and Dubai–Al Ain Road, with Sheikh Mohammed Bin Zayed Road close by.
