Liwan is a residential neighbourhood on the eastern side of Dubailand, a Dubai Properties community managed by Dubai Holding Community Management. It sits close to where Sheikh Mohammed Bin Zayed Road meets Dubai–Al Ain Road, across from Dubai Silicon Oasis and near Dubai International Academic City.

Its main completed area is Queue Point, a cluster of mid-rise apartment buildings by Al Mazaya Holding, and further plots are being built out by other developers. Properties are mainly apartments of various sizes, with shops on the ground floors of several buildings.

Liwan tends to suit people working in Dubai Silicon Oasis, Academic City or the wider eastern side of the city who want a newer apartment and quiet streets. The community includes parks with walking and cycling paths, sports courts and a skate park.
